Keeping units leased while the work moves through the building
How Does Statewide Renovate an Apartment Building Without Displacing Every Tenant at Once?
We phase the renovation around your lease schedule. That is the whole answer, and it is what separates contractors who understand multifamily work from contractors who do not.
Work starts in the vacant units. That keeps disruption down and lets us finalize the spec before we are working next door to somebody's living room. As leases expire and units turn over, the renovation follows. Where the timeline cannot wait for turnover, we work with property management on where an early move out incentive makes sense.
Inside each unit the order is tight. Demo, plumbing rough in, electrical, drywall, tile, cabinets, countertops, paint, flooring, fixtures, punch. We do not leave a unit half finished while a trade is tied up elsewhere. Units go back to leasing as soon as they are ready, so finished apartments earn while we work through the rest.
Noise, dust and access are managed building by building. We set work hours that comply with the local ordinance and hand property management the schedule in advance. The same discipline runs through our bathroom remodeling work, where one family still has to live around the job.
