Permitting and inspections are ours to handle on any work that requires them. Orange County review timelines vary by trade and by project type, and pulling permits in house means nobody is waiting on a subcontractor to file paperwork before the job can move. That is usually worth more to a schedule than any single day saved on site.

We start with a walkthrough. Not a sales pitch, a real look at the space, because a price built from photographs and square footage is a number we would only have to revise once we were standing in the room. After the walkthrough you get a detailed estimate covering what we can see, and where there are knowable unknowns we tell you what they are and what we would do about them.
Demo on an older house in particular tends to surface things. Cast iron drain lines. Old wiring tucked into a wall nobody has opened since the seventies. Moisture behind tile that has been sitting there for years. We would rather prepare you than surprise you, and the estimate says so in writing before you sign it.
Once it is approved we handle scheduling across every trade involved. Plumbers, electricians, tile setters, painters. You do not manage those relationships, we do, and the subcontractors we use regularly already know how we run a job, which keeps the work moving in sequence instead of stacking up at the end. Inspections get booked as the work calls for them, and the final walkthrough happens with you before anything is called done. The background on the company is there if you want it.
For anything involving more than one trade, yes. A kitchen remodel means coordinating a plumber, an electrician, a cabinet installer, a tile setter and a painter, usually in an order where one cannot start until another has finished. One gap in that sequence costs days, and the days compound.
A general contractor absorbs the coordination. We have worked with the same core subcontractors for years, so we know their schedules, their lead times, and what they need from us to turn up ready to work. That saves time on your project. It also cuts the risk of one trade making a decision that becomes the next trade's problem.
Every renovation we finish is built to current Florida Building Code, and all work is permitted where permits are required. That matters later, not just now: unpermitted work can complicate a refinance, a sale, and an insurance claim on the same property. If you are comparing bids, ask each contractor whether they pull their own permits. It is a fast way to work out who is actually running the job.
