Lake Mary's housing stock is almost entirely from one era. Homes here skew 1985 to 2010, Mediterranean and Florida traditional in style, with no mid century construction to work around. Do You Need a Permit for a Home Renovation in Lake Mary, and Which Office Handles It?

Most structural, electrical, plumbing, and roofing work requires one. Which office you file with is the part that trips up contractors who don't know the area.

Properties inside Lake Mary city limits file through the City of Lake Mary's Building Division, which processes permits through its online portal and enforces the 2023 Florida Building Code, 8th Edition. Properties in unincorporated Seminole County, which includes Heathrow, the Markham Woods corridor, and other pockets that carry a Lake Mary mailing address but sit outside city limits, file through Seminole County's Development Services Building Division instead. As of December 2025, Seminole County moved to mandatory electronic plan review through its ePlan platform.

The two offices are separate and run on different timelines. We check the parcel. Then we file, in house, and carry it through from there.

For properties in Heathrow or other HOA governed communities, exterior changes require written architectural review approval before permits are submitted. We handle both and sequence them correctly so neither process holds up the other.

Which Lake Mary Neighborhoods Does Statewide Home Remodeling Serve?

Heathrow is Lake Mary's most recognizable gated community, with roughly 3,000 homes, private golf, and estate properties at the top of the Seminole County market. It permits through the county and reviews through its own architectural committee. We handle both.

Timacuan sits along the Timacuan Golf and Country Club and draws homeowners who want a golf community address at a step below Heathrow's price point. Homes here were built primarily in the 1990s and are now at the age where kitchens, primary bathrooms, and windows are due for a real update.

Greenwood Lakes and Chase Groves are established family neighborhoods with homes built between the late 1980s and early 2000s. Original finishes are common throughout both communities. Every home in Chase Groves predates 2003, making roof, HVAC, kitchen, and bathroom condition the primary practical questions for any buyer or owner. What Do Lake Mary Homeowners Ask Before Hiring a Remodeling Contractor?

Your mailing address will not tell you. Heathrow is the clearest example: the address says Lake Mary, the jurisdiction is unincorporated Seminole County, and the plans go to the county rather than the city. Much of the Markham Woods corridor works the same way. Inside actual city limits you file with Lake Mary. We check the parcel record first and file where the property actually belongs.

Expect one more layer than most neighborhoods. Heathrow runs a master association, and individual villages inside it often run their own review on top of that, so exterior work can need two sign offs before the county ever sees a permit application. Interior renovations generally clear without any of it. The mistake we see is a contractor filing the permit first and then finding out the committee has not met yet. We start the architectural submission on day one and file the permit behind it.

Nothing structural, usually, but demo tends to turn up the same three things in homes of that age. Tile set straight onto a slab that has shifted since it was poured, so the substrate has to come back to level before any new floor goes down over it. Cast iron drain lines scaled down to a fraction of their original bore. Bathroom exhaust fans venting into the attic instead of through the roof, which is where a lot of ceiling staining actually starts. Any of the three is cheap to sort out while we are still writing the estimate, and expensive once the tile is off.

Yes. We file in house either way. The two offices run different portals and different review timelines, so we confirm the jurisdiction from the parcel first and build that office's timeline into your schedule.

Four to eight weeks for a bathroom, six to ten for a kitchen, counted from permit approval rather than from the day you sign. In Heathrow or anywhere else with architectural review, add two to six weeks in front of that. The city and the county also run separate review queues, so the same job can start on different dates depending on which side of the line your parcel sits.
