What Does a Full Bathroom Remodel Actually Involve in an Orlando Home?

More than the tile. A bathroom renovation that looks straightforward on paper usually turns out to involve a plumbing rough-in adjustment, a ventilation upgrade that current Florida Building Code requires, and a waterproofing step most homeowners never think about until water shows up behind the drywall two years later.

Florida humidity is relentless. A bathroom that is not waterproofed properly during the remodel will show it eventually, and putting moisture damage right after the fact costs considerably more than doing it correctly the first time. That is the step worth asking every contractor about before you sign anything.

We have been remodeling bathrooms across Orlando for four decades. That covers older houses in Azalea Park and College Park where cast iron drain lines are still in the walls, and newer construction in Lake Nona and Horizon West where the layout is fine but the builder grade finishes wore out faster than anyone expected. The scope varies. Our standard does not.

Tub to shower conversions, curbless shower builds, custom tile work, glass enclosures, and built-in niches. Walk-in showers are the most requested bathroom update we see in Orlando right now, particularly in primary bathrooms where the original tub has not been used in years.

Soaking Tubs and Freestanding Tubs

Freestanding tub installations, alcove tub replacements, and jetted tub installs. Moving a tub sometimes means moving supply and drain lines with it. We handle that plumbing coordination as part of the job rather than leaving it to you.

Tile Work

Floor tile, wall tile, shower surrounds, and decorative accents. Porcelain and ceramic are the most practical choices in a Florida bathroom, because both handle humidity well and hold up under daily use. Large format tile needs a flat, properly prepared substrate. We check that before we set a single piece.

Vanities, Fixtures, and Mirrors

Single and double vanity installations, vessel sinks, undermount sinks, faucet replacement, mirror and medicine cabinet installation, and lighting upgrades. Vanity height changes for accessibility can be done at the same time rather than as a second visit.

Accessibility Modifications

Grab bars, curbless shower builds, widened doorways, comfort height toilets, and handheld showerheads. Aging in place work is one of the more common requests we get from homeowners in established Orlando neighborhoods who intend to stay in the house long term.

Plumbing and Ventilation

Fixture relocation, supply and drain line adjustments, toilet replacement, and exhaust fan upgrades. Florida Building Code requires mechanical ventilation in a bathroom with no operable window, and older Orlando homes often have an undersized or dead exhaust fan that has to be replaced before the work passes inspection.

How Much Does a Bathroom Remodel Cost in Orlando, and How Long Will It Take?

Both questions come up on nearly every first call, so here is the shape of it. Our standard bathroom renovation starts around $6,999. Where a project lands above that depends on scope and finish level more than anything else.

A cosmetic refresh on a guest bathroom, meaning a new vanity, updated fixtures, fresh tile and paint, runs roughly $8,000 to $15,000 for most Orlando homes. A full gut on a primary bathroom with a new walk-in shower, a freestanding tub, custom tile and updated plumbing runs $15,000 to $35,000, and premium fixtures with custom tilework can take a primary suite past $50,000. Those ranges reflect what we are quoting in the Orlando market now, and financing through Regions Bank can spread any of them over time on qualifying projects.

Timeline follows scope the same way. A cosmetic update with no permit work can finish in one to two weeks. A full permitted renovation, counting permit review, demolition, rough plumbing and electrical, tile and finish work, typically runs four to eight weeks. Permit review on its own runs one to three weeks depending on the trade and the jurisdiction, and we build that into the schedule from the start rather than treating it as a surprise.

What we do not do is hand you an optimistic number to win the job and revise it later. The estimate carries a written scope, a material allowance, and a permit cost line. If something behind the walls changes that scope once demo starts, we call you before we act on it.

Should You Approach a Bathroom Remodel Differently in an Older Orlando Home?

Yes, and there are three things worth knowing before demo starts.

Cast iron drain lines are common in Orlando homes built before the 1970s. Many are still perfectly functional, but a corroded section has to be replaced before new tile goes over it, and finding that halfway through is expensive. We check the drain condition during the walkthrough and flag it before the estimate is signed, not after.

Older bathrooms across Central Florida often still have single pane windows that do not meet current energy code. Once you pull a permit for the remodel, an inspector may flag the window as part of the review. We identify that early so you can decide whether to fold it into the project or leave it for later, rather than having the decision made for you mid job.

Asbestos containing materials turn up in floor tile mastic and some ceiling textures in homes built before 1980. Disturbing them during demo calls for proper handling. We identify the risk at the walkthrough and deal with it before work begins, which is the difference between a planned step and a stopped job.
