What Type of Warehouse Renovation Work Does Statewide Handle?

Two distinct types, and they run very differently from each other.

The first is a straight warehouse renovation. The building stays in its current use and gets better at it: new flooring, upgraded lighting, interior office additions, restroom installations, dock improvements, HVAC for climate controlled storage, and electrical panel upgrades to carry modern equipment loads. A warehouse before the project, a warehouse after it.

The second is a change of use conversion. You take an existing warehouse shell and turn it into something it was never permitted as: office, retail, production, mixed use. That triggers a different permitting path entirely. Full plan review across building, electrical, plumbing, mechanical and fire. Accessibility requirements apply to the converted space. Occupancy load calculations change. Before the first subcontractor arrives, it looks closer to new construction than to a remodel.

Interior Office Additions

Framed office buildouts inside the shell: drywall, insulation, HVAC drops, electrical, data conduit, flooring and finish work. Most owners want that space separated from the warehouse floor by a proper demising wall rather than a partition. We build it that way, permitted where required.

Restroom Installation and Upgrades

New restrooms from rough plumbing forward, or upgrades to what is already there. Accessible restrooms are required in commercial occupancies, and the clearances depend on how the space is classified. We build to the standard your permit classification calls for, not an approximation of it.

Climate Control and HVAC Additions

Mini split installations, ducted extensions into office areas, and climate controlled storage buildouts. Florida heat makes temperature control a necessity for anything stored that is sensitive to humidity, and for office space inside a warehouse envelope that has to be comfortable in August.

Lighting Upgrades

LED high bay replacement, task lighting in office areas, exterior security lighting, and the panel upgrades needed to carry the new load. Older Orlando warehouses still running fluorescent or metal halide fixtures pay for it monthly. The electrical permit is part of the job.

Flooring and Concrete Work

Epoxy coatings, sealed concrete, and flooring in office areas. Warehouse floors take a different kind of abuse than office floors and the coating spec matters. We assess the slab before specifying a system, because a failed prep job is the most common reason epoxy peels.

Change of Use Conversions

Turning a shell into office, retail, production or event space. These need a change of use permit, plan review across every discipline, updated occupancy load calculations and accessibility compliance. We run permitting from pre application through final inspection.

What Permits Does a Warehouse Renovation or Conversion Need in Orange County?

More than most owners expect, and the answer changes sharply depending on whether you are renovating a warehouse or converting it into something else.

On a straight renovation the permits track the work. Electrical changes need an electrical permit, plumbing additions need a plumbing permit, and a new mezzanine or a new opening needs a structural permit. Those are filed and inspected individually and the review times are manageable. Orange County processes them through OC FastTrack, and properties inside city limits go through the City of Orlando's Digital Permits portal. Which office applies depends on the property address, not the mailing zip code.

A change of use conversion is a different conversation. Both jurisdictions require a full change of use permit when a building moves from one occupancy classification to another, which means simultaneous plan review across building, electrical, plumbing, mechanical and fire. The fire marshal reviews for life safety under the Florida Fire Prevention Code, and accessibility requirements apply to the new occupancy. Depending on the conversion, parking ratios can change under zoning, which adds a review before the building permit is issued.

Orange County commercial plan review runs roughly ten to thirty days depending on complexity, and the City of Orlando is similar. Florida law also lets an owner hire a licensed private provider to review plans in place of the city or county, which can pull weeks out of a complicated project. Can a Warehouse Stay Operational While It Is Being Renovated?

Usually yes, and it comes down to where the work is happening and how it is sequenced.

Office additions and restroom installations at one end of a building do not force the operation at the other end to stop. We contain the work zone with temporary barriers, manage dust and debris, and push loud demo or concrete cutting to off hours when the floor needs to be quiet. The disruption is real. It is also manageable when the sequence is planned around your business rather than our convenience.

Change of use conversions are different. If the whole building is being converted it generally cannot keep running as a warehouse while that happens. The timing of that shutdown gets planned during the estimate, because the carrying cost of an idle building belongs in the project math from the start. We compress the schedule wherever it can be compressed, without leaning on inspection milestones that cannot be rushed.

Partial conversions sit in between. Where one section becomes office and the rest stays warehouse, we phase the work to keep access to the warehouse portion throughout. That takes coordination between our schedule and yours, and we build it in from day one rather than negotiating it in week six.
