Moving plumbing or a wall costs far more than keeping the existing footprint. Cabinets are usually one of the largest line items, so their construction and finish deserve real attention. A contingency of roughly 10 to 15 percent is a common rule of thumb, and it helps absorb surprises like outdated wiring or water damage under an old sink.

Think about how you actually use the room. Design comes first. Layout, cabinet style, finishes, appliances, lighting, and plumbing fixtures are all chosen and documented before demolition, because changes after construction starts cost time and money. Next come permits and orders. Semi-custom and custom cabinets can take weeks to arrive, so they are ordered as soon as the design is final.

Permit timing depends partly on where you live. Homes inside the Town of Windermere and those in unincorporated Orange County go through different permitting offices, so a contractor who knows both saves real time. Construction follows: demolition, rough plumbing and electrical, inspections, drywall, cabinet installation, countertop templating and installation, backsplash, fixtures, and paint. How are cabinets, countertops, and permits coordinated?
